Proposal:

  • Demolition of existing conservatory;
  • New single-storey ground floor rear extension;
  • Rear loft dormer extension;
  • Replacement windows and doors to rear;
  • Enlarge existing stairwell side dormer;
  • Front side roof lights;
  • Replace existing garden shed;
  • Solar panels;
  • New bike store;
  • New garden gate;
  • Air source heat pump.

Status:

Special Conditions applicable to the Works:

Condition 1:   Existing green boundaries with neighbours are to be retained.

Condition 2:   The solar panels to the main house flat roof are not to be visible from the street. 

Condition 3:   Window and door frames at all levels to the front and above ground floor to the rear and side are to be white to match the original design. 

Condition 4:   The noise level of the air source heat pump should not cause a nuisance to neighbours. 

Condition 5:   The applicant must comply fully with the Party Wall Etc Act 1996.  

Condition 6:   Digital samples of the walls, roof and hardstanding materials are required to be submitted for approval prior to commencement.   

Condition 7:   All roof lights are to be conservation type roof lights.                 

Condition 8:   The height of the extension roof (including planting tray) must be no more than 3m above external local ground level of No. 25.

Condition 9: The applicant must comply with the following Dulwich Estate Tree and Landscape Manager’s advice: 

Impact Assessment & Recommendations:

T2 – Oak Tree (ID: 6202)

  • Location:Neighbouring garden at 23 Eastlands Crescent, to the rear of the proposed new shed.
  • Impact:The proposed shed foundation will encroach upon the Root Protection Area (RPA) of this tree.
  • Recommendation:To prevent root damage, the shed base should be installed using screw piles located by hand to prevent root damage. The existing concrete base within the RPA must be removed carefully using hand tools only. Soil levels within the RPA must not be disturbed.

T1 – Horse Chestnut Tree (ID: 6201)

  • Location: Neighbouring garden at 27 Woodwarde Road.
  • Impact: The installation of the air source heat pump (ASHP) plant will encroach upon the Root Protection Area (RPA) of both T1 and G1. This unit is likely to be heavy.
  • Recommendation: Similar to the shed foundation, screw piles are the most suitable option to support the ASHP unit, minimising disturbance to the RPA and avoiding soil compaction. Surface protection on the pathway within the RPA is also essential to prevent compaction and damage.

General Notes:

  • Service Routes:All services for the shed and ASHP are to be routed above ground along the north-western boundary, adjacent to the Yew hedge.
  • G1 – Wild Plum:This tree, located in the garden of No. 27, must be lifted by a maximum of 1.5 meters to accommodate the new shed.
