Approved, subject to the following conditions:

Condition 1: Additional evergreen planting should be added to better protect neighbours' amenity.

Condition 2: The applicant must comply fully with the Party Wall Etc Act 1996.

Condition 3: The air source heat pump and condenser must comply with Building Regulations and the applicable British Standard, and the installation should not generate sound levels that cause a nuisance to neighbouring properties.
