Proposal:

  • Alteration to existing roof slope for new rear dormer with roof lights to west elevation;
  • Alterations to existing roof slope for new dormers with roof lights to east elevation;
  • Demolition of ground floor single-storey side addition;
  • New ground floor single-storey side extensions;
  • Demolition of ground floor single-storey rear addition;
  • New ground floor single-storey rear extension;
  • Conversion of garage for habitable room;
  • Replacement of windows & doors to rear, side & front elevation;
  • New terraces with hard landscaping to west elevation;
  • New bike store with air source heat pump to east elevation;
  • New drive with hardstanding to front garden;
  • New rear garden storage shed.

Status:

Special Conditions applicable to the Works:
Condition 1: The first floor window to the south facing front elevation is to be reduced in size and revised to be rectangular to be more in keeping with nearby properties with which this house forms a group.
Condition 2: The eaves overhang is to be reduced in size to match existing.
Condition 3: The roof fascias and under eaves soffit cladding is to be white to match the original design. Further details are to be provided for approval by the Scheme of Management Architect. Digital photographs of actual samples of facing brickwork, zinc cladding to dormers, roof soffits and fascias, roof slates and
windows are required to be submitted for approval prior to commencement.
Condition 4: The hard landscaping is to be designed not to add rainwater into the mains
drains.
Condition 5: The air source heat pump must comply with Building Regulations and the applicable British Standard, the installation should not generate sound levels that cause a nuisance to neighbouring properties.
Condition 6: Adherence to the Tree Protection measures within the Arboricultural Method Statement Sections 3.0 (Measures to be adopted to protect trees). General site care (trees) under 5.5 and Appendix 2.
Replacement tree for removal of an unnumbered ornamental Cherry tree as detailed in proposed planting design (ref: 348-1.105-c Planting Plan Proposed.pdf]). 
Condition 7: Adequate evergreen planted screening is to be retained to protect neighbours’ amenity.
