Special Conditions applicable to the Works:
Condition 1: Existing evergreen planted screening is to be maintained to protect neighbours’ amenity.
Condition 2: The applicant must comply fully with the Party Wall Etc Act 1996
Condition 3: The garden building is not to be used for overnight accommodation.
Condition 4: Digital samples of the wall, roof and hardstanding materials are required to be submitted for approval prior to commencement.
Condition 5: For protection to trees in the applicant’s garden and neighbouring gardens, works are to be carried out in accordance with “Tree Protection” document dated 31.10.25. The Tree and Landscape Manager has further advised that the entire width of the garden area from the line of the proposed front elevation of the garden room to the rear fence is to be treated as a strict no dig area (other than for the installation of the screw piles), with no storage or movement of materials, machinery, or equipment permitted within it.
