Proposal:
- Demolition of existing ground floor rear extension;
- New ground floor single-storey rear extension;
- New courtyard with ground floor side boundary wall

Special Conditions applicable to the Works:
Condition 1: Adequate evergreen planted screening is to be provided to protect neighbours’ amenity, details of which are to be agreed with the owner of No’s 129 and 133 South Croxted Road
Condition 2: The applicant must comply fully with the Party Wall Etc Act 1996.
Condition 3: Plant replacement tree (Prunus amanogawa) at size 12–14cm during the winter planting season (October – March) following construction of the extension. The tree pit (excavation for tree planting) should be no smaller than 600mm x 600mm and 400mm deep all. The tree pit should be lined with 300mm root barrier to minimise future root related conflict with extension.
