- New rear garden building

Approved subject to the following conditions:
Condition 1: The height of the rear garden building must not exceed 2.5m measured from local ground level.
Condition 2: Existing evergreen planted screening is to be maintained to protect neighbours’ privacy.
Condition 3: The rear garden building must not be used for overnight accommodation.
Condition 4: T2: Ash Tree (Approx. 8m in height, far r/h side) - revised due to repositioned garden building.
• Foundation recommendation: The use of hand-dug mini concrete pads for the garden building's foundation is an acceptable method to minimise disturbance within the root protection area. It is essential that photographic evidence is provided for each hole, demonstrating a root-free space and no root damage.
• Crown lifting: The proposed crown lifting to 3m is acceptable to facilitate construction access. However, consideration should be given to retaining some lower growth for screening purposes, if feasible, without impeding construction.
• Services: All services for the new garden building that fall within the root protection area must be routed above ground to prevent root disturbance. This is critical for the tree's health.
• Stump removal (general note for root protection area): It is imperative that any stumps within the root protection area are hand-dug and not ground out, as stated in section 7.4.9 of the application. This is essential to prevent extensive damage to the tree's root system.
