Proposal:
- Demolition of existing ground floor single-storey extension and external stair to garden;
- New side and rear single-storey extension;
- Loft conversion with dormer to rear outrigger;
- New windows;
- New fence and landscaping to front garden;
- New fence to rear garden;
- Front garden bin store and air source heat pump housing;
- New side gate;
- New pebbledash to side and rear elevations with cork spray.

Special Conditions applicable to the Works:
Condition 1: Adequate evergreen planted screening is to be provided and maintained to protect neighbours’ amenity.
Condition 2: The applicant must comply fully with the Party Wall Etc Act 1996.
Condition 3: Photographic samples of brickwork are to be provided for approval before commencement.
Condition 4: The air source heat pump must comply with Building Regulations and the applicable British Standard and the installation should not generate sound levels that cause a nuisance to neighbouring properties. Please provide manufacturer’s details of the product proposed, this should confirm the sound level. If above 42dBA please provide a sound proofed enclosure.
Condition 5: The location of the T1 (Apple tree) is situated close to the rear of the existing building. The precautions outlined in the Arboricultural Planning Survey and Report to mitigate the encroachment of the tree is acceptable. However, close monitoring by the arboriculturist during construction is required to ensure these measures are effective and fully implemented.
