Proposal:

Status:

Special Conditions applicable to the Works:
Condition 1: Adequate evergreen planted screening is to be provided to protect neighbours’ amenity behind the pergola and bike shed.
Condition 2: Digital samples of the proposed bin store, bike store and pergola colours and hardstanding materials are required to be submitted for approval prior to commencement.
Condition 3: The significant trees that have arboricultural value should be protected throughout all phases of work is critical to prevent damage to the trees, their root systems, and surrounding soil. All protection must adhere to the standards outlined in British Standard 5837:2012 'Trees in relation to design, demolition and construction – Recommendations'. It is strongly recommended that the pond is retained or relocated to a
suitable position within the garden. If relocation occurs, a plan for the careful re-homing of any existing wildlife must be implemented. Any alterations to levels within a root protection area should be avoided. If
level changes are absolutely necessary and are specified in an approved
plan, the following must be strictly adhered to:
• A maximum increase of 50mm of topsoil is permissible.
• Any proposed increase to 100mm using a lighter, more aerated mulch is acceptable.
• Under no circumstances should raised levels create contact with the main stem of the trees. Levels must be graded down to the existing ground level as they approach the tree trunk to prevent trunk decay and
suffocation.
All proposed works where the two significant Oak trees (in the southeastern sector and in the western sector areas) must be carefully reviewed to ensure there are no negative impacts on the trees' long-term health. The level change restrictions detailed above apply specifically and stringently to these trees. It is essential to note that any new planting within the root protection area of existing trees must be limited to container sizes of 5 litres or less. This restriction is necessary to prevent significant disturbance and damage to the existing tree root systems during the planting process.
