Dulwich Common, Cypress Tree House
Proposal:
- Single-storey rear extension;
- Dormer windows to the rear and side of the main roof;
- Installation of solar panels to the existing outrigger roof;
- Replacement of existing windows and door;
- Alterations to some windows and doors;
- Raising and replacement of the existing lean to shed roof.

Special Conditions applicable to the Works:
Condition 1: The applicant must comply fully with the Party Wall Etc Act 1996.
Condition 2: The dense screening to the boundary with Dulwich Park is to be retained.
Condition 3: Rear dormers must not have visible rainwater pipes or gutters. Digital samples of the zinc or lead cladding are required for approval and should be dark grey.
Condition 4: Window and door frames at all levels to the front, and above ground floor to the rear and side, are to be white to match the original design.
Condition 5: Works are to be carried out in line with the following Tree and Landscape Manager’s conditions:
Tree Survey Review
The Tree and Landscape Manager has reviewed the arboricultural
report, reference 25103, and concurs with its recommendations, with
one exception. The tree identified as T15, a Northern Catalpa, has
been incorrectly identified. This tree is a Clerodendrum trichotomum,
also known as the Harlequin Glorybower. Given its value and
condition, it should be retained and protected during all stages of the
proposed development.
Tree Removals and Replacements
The removal of the following trees is acceptable, subject to the
replacement recommendations below:
T5 (Cherry ID:6372) & T6 (Palm): These trees, located at the front
entrance, are dead/damaged and their removal is necessary. One
suitable ornamental tree should be planted in the same general area
as a replacement for both these trees.
T10 (Purple-leaved Plum ID: 6371): The removal of this tree is
acceptable. A suitable ornamental tree should be planted in a similar
position to T10.
T18 (Bay tree ID:6374): The removal of this tree from the rear of the
property is acceptable, provided that a suitable replacement tree is
planted in the rear garden.
