Proposal:

• Remove two existing garden sheds;
• New garden room

Special Conditions applicable to the Works:
Condition 1: The height of the rear garden building must not exceed 2.5m measured from
local ground level.
Condition 2: The rear garden building must not be used for overnight accommodation.
Condition 3: To safeguard the Oak tree during development, the following measures must
be implemented:
• Protective Fencing: Erect and maintain fencing 1.0m from the new
garden room wall to mark the Root Protection Area (RPA).
• No-Dig Zone: No excavation or ground disturbance is permitted within
the RPA.
• Site Discipline: No storage of materials, temporary structures or vehicle
access is allowed within the RPA at any time.
