Special Conditions applicable to the Works:
Condition 1: Rainwater run-off from the roof and rear terrace should not be routed to the mains drains. The terrace surface should be permeable.
Condition 2: The height of the garden building is to be no greater than 2.5m from the existing ground level.
Condition 3: The garden building is not to be used for overnight accommodation.
Condition 4: Adequate evergreen planted screening is to be provided to protect neighbours’ amenity.
Condition 5: The front garden is to comply with the requirement for 50% soft planting by area. Details of the planting scheme should also be provided, and consideration should be given to biodiversity - further information may be requested if these are not comprehensive.
