Special Conditions applicable to the Works:
Condition 1: The height of the rear garden building must not exceed 2.5m measured from
the ground level.
Condition 2: The rear garden building must not be used for overnight accommodations.
Condition 3: Adequate planted screening is to be provided to ensure that there is no loss of privacy to neighbouring owners.
Condition 4: The garden shed (which is not licensed) must be removed at the end of its serviceable life. Any new shed will require a new application.
Condition 5: Digital sample of the proposed slate-effect roof tiles must be submitted and approved prior to installation. The proposed black felt tiles are not compliant with the guidelines and must not be used.
Condition 6: The Root Protection Area (“RPA”) for the following retained trees must be physically protected prior to the commencement of any development or demolition works on site.
The Prunus (T11), Cherry Plum (T2) and Ash tree (T4), the Root Protection
Area (“RPA”) of these trees must be protected by the erection of sturdy,
temporary protective barrier fencing as specified in BS 5837:2012, Section
6.2 and Figure 2. Prohibited Activities: The fenced-off Tree Protection Area
(“TPA”) must be strictly maintained as a Construction Exclusion Zone
(“CEZ”). No material storage, soil stripping, vehicle access, temporary
structures, or ground disturbance (digging) is permitted within the (“TPA”)
at any time.
The multi-stemmed Sycamore tree (T8) requires protection even with a
minor proposed incursion into its RPA. The RPA must be clearly fenced off
as above. Where a minor incursion is unavoidable, specialist ground
protection must be installed over the entire incursion area before any works
commence. This protection must prevent soil compaction (e.g. ground
boards over a compressible layer).
