Proposal:
- Demolish existing rear single-storey extension;
- New rear single-storey extension;
- Single-storey rear garden building
Status:
Special Conditions applicable to the Works:
Condition 1: The roof material to the garden building is to be confirmed and cannot be felt. A high performance EDPM, a green roof or timber shingles would be permitted.
Condition 2: The applicant must comply fully with the Party Wall Etc Act 1996.
Condition 3: The garden building is not to be used for overnight accommodation.
Condition 4: Adequate planted screening is to be provided to the boundaries adjacent to the rear terrace and garden room to ensure that there is no loss of privacy to neighbouring owners.
Condition 5: Digital samples of the wall, roof and hardstanding materials are required to be submitted for approval prior to commencement.
Condition 6: There should be no storage of materials on any of the construction exclusion zones. The single-storey rear garden building is overlapping several root protection areas (G2, T5, T6 and T7) and therefore the stipulated micro piles should be hand dug with arboricultural supervision to ensure no roots are damaged.
