Proposal:

  • Full width rear extension;
  • Loft conversion with dormer window;
  • Replacement windows and doors;
  • Bin and bike store to front garden;
  • New fence to front garden.

Status:

Special Conditions applicable to the Works:
Condition 1: Adequate evergreen planted screening is to be provided to protect the privacy of neighbouring properties (including No. 31).
Condition 2: The applicant must comply fully with the Party Wall Etc Act 1996
Condition 3: Digital samples of the wall, roof and hardstanding materials are required to be submitted for approval prior to commencement.
Condition 4: The Root Protection Areas (RPA) of the 2 Holm Oak trees (ID’s 6347 &6348) situated in the lower right/hand portion of the garden must be protected as stated during these works ensuring the excavation of existing material does not disturb any roots.
Condition 5: The two replacement evergreen Olive trees for the Plum tree should be at a maximum height of 4m to provide year-round screening to maintain the optimal size required for screening. The Plum tree should be carefully removed in sections from the side at No. 33. If necessary, the base can be ground out with a stump grinder. There should be no damage to the fence or the beds and patio on the side at No. 31.
