Condition 1: Adequate evergreen planted screening is to be maintained to protect neighbours’ amenity

Condition 2: The garden building is not to be used for overnight accommodation.

Condition 3: Digital samples of the wall, roof and hardstanding materials are required to be submitted for approval prior to commencement.

Condition 4: The proposed foundation will encroach on the Cypress Hedge (H09) root protection area, to mitigate potential damage to the Cypress Hedge and the nearby surface-rooting Himalayan Birch trees (T03 and T04), hand-dug screw piles should be used for the foundation to ensure careful excavation to avoid roots, minimising disturbance to the root protection areas of all affected trees.
