Proposal:

    • Demolition of existing single-storey rear extension; 
    • New rear extension which is part two-storey;    
    • Loft extension with rear dormer and new roof light to rear main roof; 
    • External insulated render;
    • Bin and bike store to front garden. 

Status:

Special Conditions applicable to the Works:

Condition 1: The ground floor rear extension and eaves adjacent to No. 95 should not extend beyond the rear line and overhang of No. 95.
Condition 2: Adequate evergreen planted screening is to be provided to protect neighbours’ amenity.
Condition 3: The applicant must comply fully with the Party Wall Etc Act 1996.
Condition 4: Digital samples of the wall, roof and hardstanding materials are required to be submitted for approval prior to commencement.
Condition 5: There must be no visible rainwater pipes or gutters on the dormer window.
Condition 6: The roof lights are to be a conservation product.
Condition 7: All window and door frames, except at the rear at ground floor, are to be white to match the original design.
Condition 8: A tree inspection or AIA report is required to confirm there are no implications for nearby trees.
