Proposal:
- Demolition of rear garden existing outbuilding and shed;
- New garden building
Status:
Special Conditions applicable to the Works:
Condition 1: Adequate evergreen planted screening is to be provided to protect neighbours’ amenity. Planting is to be agreed with neighbours
Condition 2: The applicant must comply fully with the Party Wall Etc Act 1996.
Condition 3: The garden building is not to be used for overnight accommodation.
Condition 4: The building should be detailed to ensure that it is sufficiently acoustically insulated so that there will be no noise nuisance to neighbouring properties.
Condition 5: Works to be carried out in line with Tree and Landscape Manager’s report dated 29 August 2025:
• Installation of tree protection in line with ‘Draft Tree Protection Plan’ within
Arboricultural Impact Assessment. Photos to demonstrate installation of Tree
Protection in line with ‘draft Tree Protection Plan’ to be provided to confirm
adherence.
• Installation of mini screws to be overseen by Arboricultural Consultant and
provision of a report demonstrating this.
• Excavation for bathroom within RPA of T4 [Sycamore] to be overseen by
Arboricultural Consultant with report provided (including photos) to evidence
whether roots were encountered and any root pruning that is undertaken or
if bathroom relocation was required.
