Proposal:
- Alterations to fenestration design to front and rear and change of lintel design and window frame material from steel to aluminium;
- Minor adjustments of side and rear wall positions;
- Omit south-facing first floor window;
- New rear dormer;
- Raise permitted roof ridge height by 0.3m increasing roof pitch from 45 degrees to 50 degrees;
- Repositioning of south side roof light;
- New solar panels and roof lights to flat areas of main roof;
- Alteration to rear garden summer house;
- Alteration to front garden layout with new fenced enclosure for bin store, air source heat pump and EV charger.
Status:
Approved, subject to the following conditions:
Condition 1: The applicant must comply fully with the Party Wall Etc Act 1996.
Condition 2: Samples of the dormer metal cladding are required for approval. Very dark grey or black is not permitted, and the Anthra-Zinc is considered too dark. Zinc Pigmento Grey or Pigmento Storm Grey is recommended with windows to match or painted white.
Condition 3: Adequate evergreen planted screening is to be provided to protect neighbours’ amenity. This should include screening to the front garden bin store, to the side boundaries to reduce the visual impact of the house, and to screen the rear garden building. Details should be agreed with both neighbours in advance and drawings are to be submitted for approval with a site visit being arranged to inspect the implemented planting.
Condition 4: Any alterations to fences are to be agreed in writing with the impacted neighbour and submitted for approval prior to commencement of fences.
Condition 5: The garden building is not to be used for overnight accommodation.
Condition 6: Actual samples of brickwork, Bath-stone, roof materials and paving are to be submitted to the Scheme of Management Architect for approval before commencement.
Condition 7: The Consultant Surveyor is to make a site visit to agree fixed reference points shown on the drawings that can be checked on site.
Condition 8: Protection of Oak (T1), during demolition and construction phase needs to be improved beyond the proposal in (8770-D-57 Alleyn Road Dulwich.pdf) to include the canopy dripline in addition to just the stem.
Provision of a methodology for level and material change within RPA of T1 (gravel and soft landscaping). Provision of a methodology of installation of base and utilities for Air source heat pump [ASHP] and 3 phase power supply for car charging within RPA of T1. Routing of pipes and cables for ASHP and 3 phase power supply to minimise impact on Oak (T1).
Excavation and construction within RPA of T1 to be overseen by an arboricultural consultant including the provision of site visit reports (including photographs). Confirm provision of species for tree replacements of Cypress (T8) and Holm Oak (T9).
Condition 9: Proposed planting of Malus (apple) adjacent to 55 Alleyn Road have a higher water demand, alternative species to be recommended in light of vegetative subsidence on site.
