Special Conditions applicable to the Works:
Condition 1: Door and window frames are to be white to match the original design.
Condition 2: Adequate evergreen screening is to be provided and retained to protect neighbours’ amenity. Planted screening is to be retained to the southern boundary to ensure the side extension is not seen from Little Bornes. To the east side the planting should not cause a nuisance to neighbouring properties due to loss of light, or root growth and this should be considered with the selection and spacing.
Condition 3: The solar panels are to be offset by a minimum of 0.6m from all edges of the roof. The highest point should be no more than 0.3m from the ridge. The installation should not project from the roof slope by more than 0.2m. The frames of the solar panels are to be black or dark grey to blend in with the roof as much as possible. Digital samples of the roof and solar panels are required to be submitted for approval prior to commencement.
Condition 4: As stipulated in the tree licence, a suitable replacement tree for the Sycamore tree, (T5) is essential, in addition to the proposed Pleached Hornbeam. One of the following species for replanting on the boundary side close to T9 has been agreed.

Tilia cordata (Lime)
The replacement tree should have a minimum stem diameter of 12-14 cm at 1.5m above ground level and ideally be planted during the November - April planting season.
The proposed planting locations of new pleached trees near the Cedar tree (T6), must be adjusted to avoid potential conflicts with the Cedar tree root system.
The ground compression protective measures (BS5837:2012) proposed for the Oak tree, (T2) in the front garden must be extended to cover the entire driveway and parking areas, this will help safeguard both the Oak tree and the neighbouring Hawthorn tree’s critical root areas.
