Former Grove Tavern Site Proposals
16 April 2026The Dulwich Estate has submitted proposals for the site of the former Grove Tavern pub on Lordship Lane, East Dulwich, with the aim of improving the amenity, appearance and security of the site for the wider area.
About the site
The Estate took back the lease of the former pub towards the end of last year and is now considering how the site can be brought back into safe and positive use.
The building has remained in a state of disrepair for more than a decade following extensive fire damage in 2012. After discussions with Southwark Council about viable short term options, while longer term development is considered, a planning application has now been submitted to demolish the existing building.
Surveys indicate the former pub building is beyond repair and that its structural integrity has been compromised. The Estate also explored whether the building could return to commercial use, but concluded that this would not be viable given the scale of work required and the wider economic climate facing hospitality.
What is proposed
In the short term, for around three years, the site would be cleared and replaced with a temporary community garden.
A community garden in partnership with Grove DIY
The proposal has been developed with the community based organisation currently using and maintaining the neighbouring garden and skate park, Grove DIY. The temporary meanwhile use is intended to create a sustainable, creative and greener space while longer term plans for mixed development are considered.
This will deliver:
- Improved safety and appearance of the site through removal of a dilapidated building
- A welcoming environment for gardeners, nearby residents, local businesses and visitors
- A large temporary community growing space designed with accessibility in mind
- Space for growing plants and food, with raised beds, seating, running water and potting sheds
- Space for workshops and creative engagement with nature
- Mental health and physical wellbeing benefits for visitors and users
- Enhanced biodiversity at this busy junction into Dulwich and East Dulwich.
