New Dulwich Homes at Brightlands Boarding House
17 September 2025Planning permission has been granted to create nine new homes at the former Boarding House on Gallery Road in Dulwich Village.

The scheme will be overseen by The Dulwich Estate, and will bring back in to use a beautiful Grade II listed building, protecting its original features and building materials. Architects Axis Mason have designed the new homes: 7 apartments within the former boarding house and two new three-bedroom Passivhaus standard homes will be built on the site of the former car park.
The Passivhaus standard ensures rigorous energy efficiency in buildings. The new houses will be ‘zero carbon ready’ with all electric operation, air-source heat pumps and solar panels. The apartments aspire to low-energy living and will have bike storage and electric vehicle charging stations.
Brightlands was built in the 1800s, originally as a school. It was used by Dulwich College Preparatory School after World War II to house 200 boys. It has not been in use since 2018 when a decline in boarding led Dulwich Prep to return the building to the Estate.
