What kind of charity is The Dulwich Estate?

We are a land and property owner and independent charity. We generate funds for seven named beneficiaries through responsible stewardship. We were established by Edward Alleyn in 1619, as part of a bigger charitable foundation. Until 1995 we were known as Alleyn's College of God's Gift at Dulwich.

Who does The Dulwich Estate support?

We have a defined list of beneficiaries, approved by The Charity Commission. They are seven schools, The Dulwich Almshouse Charity to support older people in need, and Christ’s Chapel of God’s Gift. We are also proud stewards of the 1500 acres of land and property and seek to maintain and develop it in keeping with the unique character of the area. As such, we are an integral part of a vibrant community and work with trade associations and partners to celebrate the things which make Dulwich a special area of London.

Is the Estate connected with Dulwich College?

They are two distinct organisations. Dulwich College is a beneficiary of the charity but the college and The Dulwich Estate are separate charities. Each has its own governance arrangements.

Who are the trustees?

The Estate is governed by 14 trustees, who oversee the distribution of funds to the beneficiaries and the management of the Estate. Eleven of the trustees are nominated by relevant bodies, including the beneficiary school governors, the Dulwich Almshouse Charity, the Royal Institution of Chartered Surveyors and the Archbishop of Canterbury. The other three trustees are appointed by the Board through a selection criteria which aims to ensure a broad mix of skills and representation from the local community. What is the Scheme of Management?

The Scheme of Management is a set of rules governing the way property on the Estate must be looked after. It is designed to maintain the special character of the area for which Dulwich is renowned, and often the properties themselves. It was approved by the High Court in January 1974 and has been hugely instrumental in making Dulwich the much-loved neighbourhood it is today.

All property on the Estate is bound by the Scheme of Management. This means that as a freehold owner, there are some restrictions on the alterations you can make to your home and that you keep your property and gardens in good order.
The Scheme of Management Office provides design advice and guidance on permitted development, as well as on trees and planting.

Do my Scheme of Management fees fund The Dulwich Estate beneficiaries?

No. The Scheme of Management is self-funding and is entirely separate from the charitable arm of the organisation. All homeowners are required to pay a small fee each year to support the running of the Scheme, which is cost-neutral.

How can I get a tollgate pass?

If you are a resident of the Estate, or regular user of the tollgate, you can apply for a pass. Different passes offering different discounts on usage are available depending on where on the Estate you live.
