11. Swimming Pools

The construction of a swimming pool is subject to approval under the Scheme of Management:

The Scheme of Management requires that no material alteration is to be made to the external appearance of any building or structure on an enfranchised property and no new or additional building or structure is to be erected without the prior written approval of the Managers.

The Managers of the Scheme are the Incorporated Trustees of The Dulwich Estate and written approval for alterations is provided to applicants by way of a Licence.

1. The prime consideration of the Managers in reviewing an application for a swimming pool, is the detrimental effect it may have on the amenity of neighbours.

2. Swimming pools will not usually be permitted in gardens smaller than 320 sq. metres (350 sq. yards) and should not exceed one-ninth of the area of the rear garden.

3. Swimming pools should be sited at least 3 metres (9ft) away from adjacent boundaries and be at least 6 metres (20ft) from any neighbouring house or building.

4. Swimming pools should generally, be screened and a detailed landscaping plan may be required.

5. The plant room servicing the swimming pool should be properly constructed and in keeping with the design of the house and should be in a soundproof enclosure, sited away from neighbouring properties.

6. Applicants should have regard to safety issues in the design of the swimming pool.
